Avera Sacred Heart Hospital purchased property west of Yankton with the intent to construct a new retirement community that would both replace their existing skilled nursing care facility, and expand their long-term care housing alternatives in Yankton, South Dakota. Although the property was adjacent to the City of Yankton, it had not yet been annexed into the City. Challenges to develop the property included the need to provide sanitary sewer and water service. Additionally, the area had been historically row-crop agricultural property. The construction of a large retirement community with a great deal of roof and pavement area made storm water run-off a major design issue.

The E/A Approach
Eisenbraun & Associates began to work with Avera Sacred Heart Hospital to provide the needed engineering services. When fully developed, the campus would house upwards of 500 residents. Planning began with the City of Yankton engineering staff to provide an appropriate design for the immediate and future needs of the Majestic Bluffs project, as well as the surrounding area that was anticipated to grow as a result the development. The project was to be constructed on a fast track basis to provide new housing for the current residents in the skilled nursing system and to attract potential residents in a highly competitive market. Eisenbraun & Associates dedicated the staff needed to accelerate the design and the bidding of the needed infrastructure. All of the sanitary sewer and water services were constructed in a timely fashion to accommodate an aggressive construction schedule for the buildings. Designing a lake at the entrance of the community served the storm water detention needs. The lake was designed to double as a campus asset – it provides a recreational area for residents.

The Outcome
The Majestic Bluffs project was a multi-year undertaking that has now been completed. The addition of Majestic Bluffs to Yankton not only provided much needed housing options for area seniors, but also has helped the City begin to strategically develop the west end of Yankton.
